Things to Bring to Closing
- A cashier's or certified check, payable to Homebuyers Title and Escrow, is required for closing. If funds are wired, arrangements must be made for receipt 24 hours prior to settlement.
- Picture identification for all parties who will be signing.
- Arrange for homeowner's insurance no later than one week before closing and have copies sent to your lender and settlement agent.
- Keep in contact with your lender and make sure any loan conditions have been satisfied ahead of time. Touch base at least two days before settlement to make sure nothing is outstanding.
- All Powers of Attorney must be reviewed by your lender and the settlement agent beforehand. Originals are to be brought to closing.
An Owner's Policy
The best title examination or search cannot protect your home or equity from matters not appearing in the public records. However, an owner's policy can protect you from many title problems.
